Well shucks, with 8000 foreclosures a day happening, surely you can get quite the steal!  In the early 2000's, it was impossible to find any foreclosures to buy..you had to be super-connected to some elite real estate folks to know where they were hidden...now they're everywhere and competitively low pricing.  I know this is cliche..but "there's no better time to buy!"  Just the funding may be hard since all the banks buttholes have puckered shut making qualifying/lending harder.  Maybe wait till the fed drops the rate another whole friggen point before you apply!  Each point is thousands of dollars you save int he long run.

yeah, no kidding!  I could probably find a third acre lot for $100k!  Then build the house, run sewage/electricity/water to it, pass zoning laws, etc for another $400k and be good to go...way out in the sticks.

I can't tell you anything about buying a house since I'm not in the USA.
Also, I'm more the type that would buy a condominium in a city.

For me, marriage is basically just for simplification in daily bureaucratic and business life. It only has few advantages over just living together. At least here in Austria.
I'd only marry right now so my future son would have my surname. But that's rather unimportant too.

Well, the wedding party could also be fun.

The wife watches the home improvment channel (whatever it's called) - "Flip that House".  I always freak out when they buy a dump in CA, a one bedroom 950 sq foot zero-lot house for about the same as my house which is 4x larger.

Coastal cities are nice to visit, but I'd never want to live there.  That's just my opinion.  Large cities in general really hold no real appeal.  I can't stand traffic and love to drive.  So few American cities have a proper mass-transit system anyway.

I've seen a few of those home improvement shows and they do have the occasional brainstorm, I'll admit.

Well if the American house market is doing the same thing as in Britain then RENT for 6 months - you could end up with a penthouse for under 100,000!!

Good idea to check a house when its raining , You be able to see how the drainage is and if it has a basement if it leaks . Also check the service panal you need a 100 amps or better and check the heating system

I agree on visiting the house after a good rain...for all the mentioned reasons and also...the yard...we bought the house in the middle of summer..yard was beautiful...but rain came one day and our back yard was full of water draining out of our neighbors yard (their yard rises a bit from ours) and now that spring has come and the snow has melted..it is basically a swamp.  SO...moral of that story...don't buy a house until you have seen it in the rain.

This might be hard to do while having a budget < $100k, but if your looking for a long term place, try to get a place in a good school district.  Assuming you and your wife to be plan on having a child.
