So I'm buying a house and getting married.  People usually have plenty to say on both.  Things to absolutely do or not do with either?  I'll delete this should things get too far off base, but that isn't to say things can't be light hearted and at my expense. 

Fiance - I've got that one covered and she's non negotiable.    More asking about the wedding/marriage itself

House - looking for sub 100K home needing some work but not needing to be torn down and rebuilt either.

This should be fun ... aaaand - GO!

Hmm, are you looking to stay in Indy, or are you open to going out of state to look for a home?

You can find a plethora of cheap houses right now in FL, nothing is selling and homes are being liquidated like mad.

Check your wife's teeth.  They can cost you a fortune.  Dental work is expensive and there is no reason to get married to a woman who needs a ton of dental work when there are many out there that have good teeth.  Also I would recommend not getting married if you are still getting good tang elsewhere.  Wait until the loose pooty starts drying up before you commit omni-tang.

As far as houses go you need to get one that will have an area big enough to put in a pool table and bar.

and there's the kind of response I was waiting for ...

Luckily the fiance is a huge audio/videophile too and also would like a pool table with a bar.  Seriously ... she kind of is perfect.

Well, then your best bet is to find a somewhat small property, and a tear down house is really livable, if you like where you're at in it you can always remodel. That's what my family did, it saved us huge on taxes (if we had torn down they would have almost doubled).

edit: Remodel garage into giant bar/pool hall, that'd be sick!

oh I don't mind having to remodel at all and am quite handy myself.  All I meant was that the place was, as you said, livable and didn't LITERALLY need to be torn down ... as a couple of the places we've seen need to be.

Thoughts on slab/crawlspace, water softener, gas/elec, etc etc etc.  I've never done bought me a house befur.

Really the only way to check on these is to hire a contractor for a day to have him inspect the house, they are 3rd party and will give you an honest opinion of the house.

The biggest way to save on gas and electric is to make sure you have good insulation in the house, replacing some windows and rolling some new insulation in the attic will save you a boat load on your heating/cooling bill.

As for water softener, I can't really help there as I have well water not city water. I would recommend checking like Home Depot's web site and getting some reviews on water filters and what not.

parents are so divorced that they haven't been in same room since it happened with the exception of court dates and my sister's wedding, sister is a marriage and family therapist, best friend is a twice divorced lawyer ...  Trust me, usmarine, I've heard the arguements and I have a stellar model for failure to work from. 

Rates aren't the issue at all, I'm just looking for experience from existing home owners on things they're glad they did or wish they had done, etc.

real advice.  do the research on it.  pay the extra to get a dryer that has sensors to know when the clothes are dry, therefore not running the dryer longer than needed.  stuff like that.

I bought a fixer upper.  I've put as much into is it as the selling price.  And there's more on the way.  I kind of wonder what it would have been like to buy one that wasn't a money sink - more free time, more money to do other things, etc.  The other issue is when we have people over, and the guests get the house tour - the first thing the wife talks about how she doesn't like this or that and it's the "next phase".  But at least I have a hobby.

But at least my house is one block from the bay.  What's the point of living on the coast if you can't walk to the beach?  Then again, I prolly could of bought my own beach by now.

As far as the wedding goes, tt might seem it's a wedding for both of you...but it's for her.  Just shut up...the only thing you have to do is show up and memorize your answers during the planning process.

-Any question she asks that starts with "I think.." as in "I think we should have the wedding during the Colts game.  What do you think?" or "I think my aunt should sing at the wedding.  What do you think?"  Answer: Sounds great honey.  She's telling you what she wants.  She's not really asking you.

-If you are given a choice, the correct answer is "They are both good choices.  Whatever you want is fine."

-If "Whatever you want is fine" isn't good enough, never refer the question to her mother...she's already asked her mom, now she's asking you.  So the correct response is to choose the option you don't like.  She'll disagree with you and choose the other choice.

-Remember when you go thru the guest list and seating arrangements it's really her decision.  Because let's be honest, you don't care where people sit - but you do need to move one or two people to give the illusion of participation.

-Remember your family is an embarassment and her family is royalty.  So when the future mother-in-law calls with a ridiculous request and you get the message, the worst thing you can do is tell your financee her mom's request, and tell her "no way".  You have no right and most likely she's going to do it anyway.  Instead, forget to tell her the message - that's your only hope, because you are not allowed to argue with royalty.

-Remember it's a reunion and not a wedding, and you are a trophy.  Shake a hand, smile and get whipped by some high school story you have no interest in.  After all, its important to your wife that the high school buddy she never sees again thinks you are a nice guy.

-Never ask her siblings direct questions.  It will help you after the wedding, because after all...asking questions develops in them a sense that you respect their opinions.  And therefore, if you respect their opinions they will feel free to provide you unsolicited advice at any time.

This really sounds lighthearted, but its relatively true...

The only thing I would encourage is:
-after the I do's, walk to the back of the church and meet everyone on the way out.  Don't wait for the reception.  That way you've had a chance to talk with everyone and don't have to do it so much at the reception.

Make sure the Air conditioning unit is in working order, replacing or repairing it can be extremely expensive.

I've done the grading and the back fill, finished the driveway ( 1000 ft), dug out the basement, droped in the plumbing, put down the cement and the footing, the septic is in and currently putting the lines in

I think that will depend on your skill level. Make sure you look for structural damage (Mold, Termites, etc). Those are the real killers.

Good luck whatever you do!  Had my wife and I bought a home when we got married instead of renting (1999), we'd have a few hundred K in equity and could move anywhere in the country comfortably..definitely to Montana...and have a paid for home.  But we just bought in 2006 while the prices were still high, but the bottom was beginning to fall out of that over inflation of home value.  While our condo is only worth about 15k less than we owe, i think we're still doing ok.  We have a plan that if by 12/09 our home hasn't returned to it's owed value, then we'll just walk away..having wasted 2.5 years of mortgage payments...and yes, it'll be worth the hi to our credit.

Have fun with the big decisions!

Wow ... not.moving.to.cali.  Never been much of a fan of the sun and heat anyway, though the water is nice.

I hope the market bounces back for your sake and you don't have to walk on the property ... but let's hope it doesn't bounce for about 2 months or so ... you know, after I've firmly closed everything.
