Yeah, based on weekly rent?  By months here.  Since it's weekly, how's the turn-over rate in the area?

And at $500K, how much are you putting down?  After down, will the principal be at most three times your yearly gross salary?  If it isn't, you aren't setting up a reasonable safety net, what with you being a single household.

So I bought it.

Tender closed today, made my offer, I think it was the only one and it was on the lowest end of the scale. Buyer really wanted to sell so accepted it. Fuck this has been fast. I'm glad my folks have more of a stake in it all than I do, basically all I have to do is manage the place. Good that I have a month before the settlement to get my head around all of this.

All real estate is local. But I can generally say almost everyone in the states should jump in now if they haven't property to sell first. This is likely the strongest buyers market any of us will ever see in our lifetime.

That's the truth. Some friends I made in Phoenix have an amazing place. They said they bought it at 75% below market value. Absolute bargain.
